RESights December 29,2024 -Critical Points Discussed

  • Distorted Market Dynamics: The emphasis on inflating real estate and tech asset prices over fostering true price discovery has led to significant inefficiencies and misaligned incentives across the housing market.

  • Economic Weakness Revealed: Despite fiscal stimulus and other interventions, the ongoing real estate slowdown highlights deeper underlying economic fragility, particularly in cyclical sectors.

  • Value of Accurate Data: While often criticized, labor and housing data remain directionally accurate, consistently pointing to market contraction and providing valuable insights into the real estate landscape.

  • Need for Market Reset: Declines in permitting, transactions, and housing-related employment underscore the necessity for a market correction to restore balance and stability.

Our 2025 Outlook - Don Johnson (@DonMiami3), Chief Economist

Good Sunday evening MacroEdge Readers, Clients, & Community,

We’re winding down the 2024 year on a very positive note for our RESights Team. As we expand the breadth of our data and coverage of sectors, indicators, and more - RESights will be at the forefront of things we’re driving innovation in for the 2025 year. 2025 will see tremendous expansion for our RESights team, as we bring our data and coverage around the United States. The bulk of our growth and expansion of data coverage will arrive for the single-family market in the first half of the New Year - especially for markets where our team will be performing the data collection and monitoring for - which will kick off in Bozeman and St. George. We’ll be working closely with builders, realtors, mortgage brokers, smart home installers, and much more to get a holistic picture of each market at a regional level. With the phrase ‘all real estate is local’ - more relevant than ever in the dynamic market we are seeing to end 2024 - we’re creating the infrastructure to monitor the data that matters more than ever in markets across the country. In our pilot cities in the first quarter of the year, we will continue developing relationships to make our comprehensive data collection possible and the best in the business to empower you all with what you need to make business decisions.

In 2025 we’re committed to developing and building out RESights as a household name in the real estate research and insights landscape, and look forward to partnering with builders, investors, banks, and more to help drive the critical business decision-making with these bodies.

2025 is going to be a fantastic year for our real estate division and we’re excited to have so many of you now along for the journey sitting by our side in the co-pilot seat.

The Most Comprehensive Regional Market Coverage - Starting with SFH

In 2025, we’ll roll out comprehensive regional market coverage for residential real estate, starting with two smaller markets as our ‘pilot program’ for RESights data collection and market coverage. We’ll cover both existing and new builds in each market and expand into multifamily when we expand our data collection capability.

Included in regional coverage will be everything from homebuilding activity, to leading indicators such as billing for projects in the future, existing and new home sales volumes, and much more. This data will be available for view and analyzed & summarized in quarterly regional reports for markets we are initiating coverage on.

Data will be collected and reproduced visually, reflecting qualitative and quantitative responses from our network. The scope of this project we are developing is very large, but we’re excited about what it represents for our growth and relevance in one of America’s largest industries. As we expand and build out our single-family coverage, we’ll then add multifamily as the natural addition and transition, and move eventually to other sectors.
